This summer’s local housing market isn’t as hot as the weather. Just three more homes were sold in June than in May – 91 compared with 88, according to the Warren Group, a regional real estate tracking firm.

Both numbers are far below the last peak in 2019, even though inventory (the number of properties listed for sale) has been creeping up. As of June 30, the total number of single-family homes and condos for sale in Plymouth was 196, compared with 347 on the same date six years ago.

The Warren Group reported than seven home sales topped $1 million. The average price was $657,279, a figure skewed by transactions in costly neighborhoods such as the Pinehills.

Leon Lopes, a broker with Compass Real Estate in Plymouth, isn’t surprised by the sluggish sales numbers.

“There was little change” in “seller/buyer sentiment” and interest rates, he said in an email.

Expect that to be the case for July and August, too.

The cost of borrowing to buy a home remains relatively high. The average rate for a 30-year fixed rate mortgage has increased slightly over the last month, to about 6.75 percent, while a 15-year loan was at 5.92 percent as of Thursday. For homeowners locked into the historically low rates of the last decade, those higher figures factor heavily into the decision to sell if buying a new home would require borrowing.

Analysts say continued uncertainty about the impact of President Trump’s on-and-off tariffs and worries about inflation flaring up again are weighing on potential buyers and sellers. And Trump’s recent threat to fire Federal Reserve president Jerome Powell isn’t helping to calm nerves, they say.

In Plymouth, it’s taking an average of 37 days to sell a single-family home, and 53 to sell a condominium, Lopes said.

June’s sales were topped by a $1,410,000 deal for a Black Cat Road home, and a $1,310,000 condo sale in the Pinehills.

Of the 89 properties sold, 30 went for more than the asking price, while 14 sold at list price, according to Lopes.
