The weather’s warmed up, but how about the local real estate scene?

Don’t sweat it – the May numbers are in, and it looks like the temperature is rising. While one month doesn’t mean a market heatwave is upon us – demand still outstrips supply – the increased buzz might be an early sign of a turn toward normalcy. In other words, the outlook is partly cloudy.

OK, enough with the weather references.

Last month, 88 homes traded hands in Plymouth, compared with 67 in April, with 13 selling for $1 million or more. Notably, however, the most expensive home sold wasn’t in the Pinehills, which has been the norm of late. This time the list was topped by a downtown property, 8 Chilton St., with a $1,950,000 price tag. (And what a home it is!)

The average sales price townwide was $745,974 in May, but as usual that figure was skewed upward by homes sold in the Pinehills.

The higher sales total, while still not enough to say the market is “robust,” may mean that some sellers – surrendering to the reality that interest rates aren’t coming down significantly any time soon – have decided to move on with their lives. It’s not an easy decision. The prospect of giving up an existing mortgage with an interest rate in the 3 percent range has kept many homeowners from selling for years.

The local scene remains highly competitive overall, according to Leon Lopes, a Plymouth broker with Compass Real Estate. Thirty-five homes sold above the asking price last month, he said. The average number of days on the market was 35 for a single-family home and 60 for a condominium.

“High buyer demand” in Plymouth is most prevalent in the $650,000-and-under price range, Lopes said.

The inventory of single-family homes – meaning the number listed for sale is nearly 50 percent higher than it was at this time in 2024. But to put that figure in context, it’s still almost 50 percent lower than at the end of May in 2019, Lopes noted.

Demand in Plymouth varies widely by neighborhood, with price cuts less likely in the downtown area, Chiltonville, oceanfront parcels, and – of course – the Pinehills, among other places.

According to Bankrate.com, the average 30-year, fixed-rate mortgage was 6.89 percent as of Thursday. The rate on a fixed-rate 15-year loan was 6.09 percent.

Nationally, the trade group Realtor.com reported that the number of homes for sale was up 20.8 percent in May compared with the same month last year.

“Price cuts were reported on 19.1 percent of listings,” it said, “the highest share for any May since at least July 2016 when our tracking began, and the fifth consecutive month with growing price reductions.”

Massachusetts, however, is one of the hottest states for residential real estate in the US, so price drops here are less common.
