This might not make for a gripping opening to a story, but the latest snapshot of the local real estate market is a mixed picture.
August data show 123 homes sold in Plymouth, the same number as in July, according to Boston real estate tracking firm the Warren Group. The median price was $678,000, a slight decrease from the previous month’s $707,500, and 19 sales topped $1 million.
The average price was $752,365, a number that can be skewed upward by a few high-end sales.
Seventy-eight homes sold at or above the asking price, an indication the dial was still tilted slightly in favor of sellers during the last full month of summer.
But could that advantage be waning?
There are changes happening that could reconfigure the market, starting with the cost of borrowing money. Earlier this month, the Federal Reserve raised its benchmark rate by a quarter of a percentage point, to about 3.9%, the first increase in three years. It’s not directly tied to mortgage loans but over time usually affects them and other debt generators, such as credit cards.
A 30-year fixed-rate loan is now averaging 7.15%, according to Bankrate, with a 15-year term at 6.54%. Historically, those are not nosebleed high, but for many borrowers – especially those who purchased a home when the Fed slashed rates to jump-start the economy six years ago – it’s hard to forget the days of loans under 3%.
Concerns about borrowing are playing a role in creating the current “glass half full, glass half empty” sentiment among buyers and sellers.
“Some homes for sale are still seeing robust activity while others are not,” said Leon Lopes, a veteran broker with Compass real estate in Plymouth, in an email. “Some homes are selling within days while others are sitting and having price drops before achieving an acceptable offer.”
The average time a home is on the market has not changed dramatically from last year. Single-family homes spend about 40 days for sale before an agreement is reached, compared with 48 in 2025. Condominiums average 61 days on the market, compared with 63 in the previous year.
“Many transactions continue to move forward because of life events – marriage, divorce, death, downsizing, upsizing, job relocation and more,” Lopes said.
Put another way, many buyers and sellers are no longer willing to put a move on hold while waiting for interest rates to subside – especially as the home prices continue to appreciate, albeit at a slower pace than in recent years.
Other factors affecting housing include persistent inflation – particularly in food and fuel prices – the war in Iran, fears about AI and its effect on jobs for humans, and a general unease about the economy as the midterm elections approach.
Statewide, inventory – the number of properties for sale – increased in August, according to the Massachusetts Association of Realtors (MAR), by 17.2% for single-family homes and 17.1% for condos, compared with August 2025.
But completed sales fell slightly last month, MAR said in a press release, by 0.2% for single-family homes and 6.1% for condos. At the same time, the median price of a single-family home statewide was up 2.2% year over year. The increase for condos was 3.7%.
“As we head into the fall market, I expect increased inventory and returning buyers to continue driving strong activity and more pending sales,” said Kristen Keegan, MAR’s president.
That, however, is always the hope in the world of real estate.
