As the town seeks to fend off a looming budget crunch, November’s home sales numbers serve as a reminder of why Pinehills taxpayers are so important for Plymouth’s fiscal stability. Of the eight sales that topped $1 million last month, six were in the upscale neighborhood that collectively is the town’s largest source of tax dollars (while putting only a minimal strain on government-funded services).

Townwide, 71 single-family homes and condominiums were sold last month, compared with 100 in October, and 72 during November 2024, statistics that point to a housing market still stuck in first or second gear, depending on your perspective.

The median price for all sales was $658,000, compared with $643,850 last month.

Demand for properties in the most “desirable” parts of Plymouth remains strong –  35 sold at or above asking price in November, part of an ongoing pattern.

While the total number of transactions was low, it’s typical for sales to drop as winter arrives. Typically, buyers and sellers in the cold months are “motivated,” meaning they need to buy or sell a home because of a job change, a death, a growing family, or some other major life event.

In general, homes are staying on the market in Plymouth longer. Single-family homes were listed for an average of 50 days in November, compared with 37 during the same month in 2024. Condos were on the market an average of 48 days, compared with 36 during the same period last year.

Leon Lopes, a veteran broker with Compass Real Estate in Plymouth, reports that as of Dec. 19, there were 71 single-family homes for sale in town, compared with 72 on the same date in 2024 (as well as 60 condos compared with 46 on Dec. 19, 2024).

“This not only reflects the typical reduced inventory leading into the holidays but marks the first week all year where inventory for sale is even with last year instead of significantly above last year,” Lopes said in an email.
