With the approach of winter, home sales go into semi-hibernation. At least, that’s what has happened historically. But in recent years the market – like winter weather – has defied traditional patterns. With demand outstripping supply, prices rising, and many homeowners staying put because they’re reluctant to forfeit a super-low mortgage rate, predicting market trends has become more…unpredictable.

Each month’s sales figures are scoured for signs that the logjam may be giving way. A dip in rates is helping to create market movement – meaning more homes are being put up for sale – but it’s incremental.

On top of that, there is the ever-present Trump factor. Whether the President is railing against the Federal Reserve or floating the widely derided concept of a 50-year mortgage, his actions and social media posts create the kind of uncertainty that  makes lenders, borrowers, and Wall Street skittish.

Here in Plymouth, October’s real estate data showed an increase in the number of homes on the market, while median sales price dipped.

A total of 100 single-family homes and condominiums were sold, 18 more than in September. The median price was $643,850, compared with about $650,000 in the previous month, and 10 homes sold for more than $1 million.

Demand remains high, with 48 properties selling at or above asking price.

As of Nov. 18, there were 117 single-family homes listed for sale, compared with 89 on the same day in 2024. For context, 299 homes were on the market in November 2015.

Condo sales showed more of a rebound. There were 86 for sale as of Nov. 18, compared with 56 on the same date last year, and 91 in November 2015. There is a caveat: There are many more condos in Plymouth today than there were a decade ago, so the raw numbers are deceptive.

Still, the overall uptick is part of a nationwide trend.

“The recent average of weekly pending home sales across the US is coming in nearly 5 to 8 percent more sales each week than in 2024,” said Mike Simonsen, chief economist at the real estate firm Compass. “The market is now seeing more sales than in any November since 2021.”
