I always have the same reaction to the monthly home sales figures for Plymouth: Thank God I’m not trying to buy my first house or condo. Consider that of the 95 closings in August, 15 went for more than $1 million.
That compares with 82 total sales in July and is similar to the figure for the August 2024, says Leon Lopes of Compass Real Estate. As evidence of continuing strong buyer demand, Lopes says, 48 homes sold at or above asking price last month, with one oceanfront property fetching $200,000 more than the seller had initially sought.
The median sales price townwide was just shy of $700,000. The average price – a number that can be skewed by a few high-end transactions – was $758,000. Either way, it’s a lot of money for someone seeking to enter the real estate market.
“Affordability” is relative to location and a potential buyer’s financial status, but for younger people, the only sound way to buy a home is by piling up a big down payment and, ideally, secure a 15-year fixed rate mortgage. With rising prices of almost everything else – including food, utilities, and insurance – setting aside money for a home has never been so challenging.
According to the real estate industry site Realtor.com, “younger buyers, already struggling to get a foothold, are finding the odds stacked against them.” Yup.
In fact, only about 36 percent of people under age 35 are home owners, reports the National Association of Home Builders. “In Massachusetts, tight inventory and steep prices make that milestone even harder to reach,” it says.
In July 2019, nearly half of all homes for sale in the state — about 8,600 listings — were priced below $500,000, according to Realtor.com. In July, only 22 percent were on the market for under a half million dollars.
The number of homes for sale has also fallen statewide. Massachusetts had about 18,000 listings six years ago. Today, it’s less than 12,000.
As expected, the Federal Reserve on Wednesday cut its benchmark interest rate by a quarter percent, which should lead to a modest reduction in mortgage rates (The two are not directly connected). But the Fed will have to balance future cuts against the possibility of inflation re-igniting, so prospective buyers shouldn’t hold off solely on the premise that bargain basement interest rates will make a comeback.
While inventory is still low, most homes that go up for sale are turning over relatively quickly so far this year. The average days on market for a single-family homes has been 48, compared with 36 in 2024. Condominiums are on the market for an average of 64 days compared with 63 last year.
