Interest rates continue to drop, with a 30-year fixed rate mortgage hovering just above 6 percent, and a 15-year loan averaging about 5.2 percent. It’s unclear how much more they will fall after the Federal Reserve earlier this month cut its benchmark rate by half a percent. The Fed’s cut doesn’t directly translate to mortgage rate reductions, but it helps.

Regardless, it’s still going to take a lot for many homeowners to part with their 3 percent locked-in mortgages – unless they have to sell for work, illness, or relocation reasons – so don’t expect prices or inventory to dramatically change in the near future.
