If you’ve got the money or equity to hunt for a new home in town, expect to run into plenty of similarly minded people at open houses.
While the cost of homeownership in Plymouth is rapidly catching up to some of its northern neighbors, higher prices are not deterring buyers of means. The most coveted properties and locations continue to attract a crowd. The days of cutthroat bidding wars may be in the past, but skirmishes continue to break out every week. That’s good news for sellers, and another sign of how unaffordable real estate has become for a wide swath of the population.
In April, 87 homes were sold in Plymouth, seven more than during the same month last year, but still an anemic number for a town of this size. The median selling price was $635,201, compared with $657,000 in March. Forty-three sales were at or above what the owner was asking. The average price – a number that can be skewed by a few expensive properties – was $660,094.
In April, nine transactions closed at over $1 million, six of them in the Pinehills. The massive collection of upscale neighborhoods is in its final phase of build out.
On the lower end of price range, those anxious to get into the real estate market for the first time face limited options. Of the 113 single-family homes on the market as of May 18, only seven were listed below a half million dollars. That’s about the same as in May 2025, when nine of the 115 single-family homes for sale had price tags of under $500,000, according to data supplied by Leon Lopes, a broker with Compass Real Estate in Plymouth.
Sixty-seven condominiums were available as of May 18, with 16 listed at below $500,000, Lopes said.
Mortgage rates aren’t helping to spark sales. The average rate on a 30-year fixed loan ticked up to 6.39% this week, an increase some experts attribute to the effects of the ongoing war in Iran.
At the start of 2026, some economists were predicting the rate could fall to about 5.5% by year’s end, but the prospects of borrowing below 6% now seem unlikely, according to analysts from the Mortgage Bankers Association and Fannie Mae. The Federal Reserve, with newly named president Kevin Warsh in charge, next meets in June to consider interest rates. It is not expected to make a cut.
Statewide, the Massachusetts Association of Realtors reported the median sale price for a single-family home rose by 5.3% in April, compared with the same period in 2025. The median condo price was up by 2.1%.
Sales were down from April 2025 – by 12.2% for houses and 1.7% for condos, the organization said. The good news was an 8.8% year-over-year increase in listings for single-family homes and a 14.3% jump for condos – perhaps a sign that inventory may be on the verge of increasing in a significant way.
“We are finally starting to see an influx of new listings, ” MAR president Kristen Keegan said in a press release. “The market is beginning to stabilize as more sellers are preparing to list their homes, and I expect this momentum to continue throughout the rest of the spring. While affordability remains a challenge for buyers, due to increased rates and rising prices, I expect to see an even stronger May with the increase in pending sales and pent-up demand from the winter.”
