The summer heat seems to have raised the temperature of Plymouth’s real estate market.
Last month, 137 homes sold across town, a significant bump up from the 86 closings in May. That’s according to data from the Warren Group, a Boston-based real estate tracking firm.
It’s difficult to pinpoint why so many more homes exchanged hands, but one likely factor is interest rates, present and near future. Many would- be sellers have stayed put because they are reluctant to give up those insanely cheap post-pandemic mortgages. But with inflation stubbornly high and President Trump’s unpredictable moves on the war in Iran keeping energy costs elevated, federal regulators are sending signals that rates may need to be raised to cool off price increases. The prospects of them falling this year seem dim. As a result, those long reluctant to sell may be coming to the realization that waiting for lower borrowing costs is putting their lives on hold for too long.
At the same time, prospective buyers might want to close a deal now to avoid even higher borrowing costs on the horizon. If they can swing it, there’s a good argument for buying as soon as financially feasible and starting to build equity, then refinancing when the rate cycle inevitably reaches a downward slope.
But the flurry of added activity last month doesn’t mean local buyers have a lot to choose from. Year over year, inventory – the number of homes on the market – remains tighter than jeans a few sizes too small. It was up by less than one percent. That means the most desirable homes, such as those in Chiltonville, the downtown area, and the Pinehills tend to sell at or above asking price.
Of the 137 homes sold in June, 21 went for more than a million. One, a magnificent Warren Avenue property with ocean views to match, went for $6,350,000.
The median price in June was $675,000. The average was $775,912, a figure that can be skewed by a few big transactions, like the Warren Avenue one.
Statewide, the median price of a home has ranged from $645,000–$668,000 so far this year, the Warren Group has reported, which puts Plymouth smack in the middle.
Nationwide, existing home sales slumped 2.4 percent in June, coming off a five-month high in May, the National Association of Realtors reported Thursday. That’s still up 3 percent from the same period in 2025.
Prices, meantime, kept going up across the U.S. – by 2 percent compared with June of last year. That puts the median price for an existing home at $440,660.
“The back-and-forth in monthly home sales activity, driven by mild fluctuations in mortgage rates, shows how sensitive home buyers are to affordability conditions,” said Lawrence Yun, the Realtor association’s chief economist. “However, job gains – more than half a million since the beginning of the year – will continue to provide support for the housing market.”
